Condo Units Suffer Water Loss from Uphill Water Main Break

We recently received a 1 AM call from a property manager about water damage from a water main break. The break had happened at the top of a nearby hill, but the water cascaded down, causing damage to two lower-level units in an apartment complex. Our team responded quickly to begin the mitigation and restoration process.

Water damage can be categorized in three different categories. This particular situation was a category 3 loss because highly contaminated water was involved. To keep everyone safe, we had to take extra precautions. Our team arrived at the two 2-bedroom condos located in the city and assessed the situation.

We needed to extract the water first. Then, we carefully removed all furniture and possessions in the affected areas to avoid further damage. We had to take out all the carpet and pads, as well as the floor trim and the tack strip. All of this took our crew a weekend to complete. The biggest challenge was a lack of electricity in both units. We brought our own generator to power our equipment in order to complete the job.

Our team did an amazing job responding promptly to assist the tenants of these units. We understood the stress and confusion of waking up in the middle of the night to flood water, and we approached the job with empathy. Since completing the initial drying work, we have flood cut the entire place, where we removed the damaged drywall all around the affected areas, and are now in the reconstruction phase.
