🔎 What We Found
During our inspection, we documented the following damage:
- Utility Room: Two wood framing walls fully affected (100%).
- Family Room: Carpet and pad (50%), three drywall walls (25%), and baseboards (50%).
- Storage Room: One wood framing wall partially affected (25%).
The water intrusion spread across structural materials, flooring, and drywall, making containment and specialized drying essential.

- Inspection & Documentation:
- Captured initial photos, sketches, and reports (WA and CER).
- Identified affected areas and set up equipment accordingly.
- Containment & Safety:
- Established containment in the family room (200 sq. ft.) using poles and a zipper system.
- Applied PPE, HEPA vacuuming, and antimicrobial treatments to ensure safety and prevent secondary damage.
- Installed floor protection to safeguard unaffected areas.
- Drying & Equipment Setup:
- Utility Room: 2 air movers + 1 axial fan.
- Family Room: 4 air movers, 1 axial fan, 1 dehumidifier, and 1 air filtration device.
- Storage Room: 2 air movers.
- Demolition & Drying in Place:
- Utility Room: Cleaned and dried wood framing walls in place (100%).
- Family Room: Removed carpet and pad (50%), dried drywall walls (25%), and removed baseboards (50%).
- Storage Room: Cleaned and dried wood framing wall in place (25%).

After completing the mitigation, the basement was stabilized, moisture levels were reduced to safe standards, and the property was protected against further damage.
