The incident impacted both the kitchen and the unfinished basement, requiring immediate mitigation to prevent further damage.
🔎 What We Found
During our inspection, we documented the following damage:
- Kitchen:
- Lower kitchen cabinets (approx. 15 LF) and toe kicks (15 LF).
- Hardwood flooring (15×4 sq. ft.) with moisture reaching the subfloor.
- Likely water intrusion behind the drywall wall behind the cabinets.
- Basement (Unfinished):
- Framing ceiling affected (25% around 16×5 sq. ft.).
- Blanket insulation saturated (approx. 16×10 sq. ft.).
The water intrusion spread across cabinetry, flooring, subfloor, drywall, and insulation, making containment and specialized drying essential.
🛠️ How We Responded
Following IICRC S500 industry standards, our certified technicians implemented a comprehensive restoration plan:
- Inspection & Equipment Setup:
- Kitchen: 1 XL dehumidifier and 1 air filtration device.
- Basement: 1 XL dehumidifier, 1 AFD, and 6 air movers.
- Containment & Safety:
- Kitchen: Containment approx. 240 sq. ft. with 4 poles and 1 zipper.
- Basement: Containment approx. 300 sq. ft. with 6 poles and 1 zipper.
- Applied PPE, HEPA vacuuming, and antimicrobial treatments to ensure safety and prevent secondary damage.
- Demolition & Drying in Place:
- Kitchen: Detached lower cabinets (15 LF) by Furniture Medic, removed toe kicks (15 LF), hardwood flooring (15×4 sq. ft.), cleaned and dried wet subfloor, and removed drywall behind cabinets as needed.
- Basement: Cleaned and dried framing ceiling (25%), removed blanket insulation (16×10 sq. ft.), and stabilized the affected area.
- Final Steps:
- Clean up, floor protection, and additional equipment setup to ensure thorough drying.

After 6–8 hours of work by two technicians, the property was stabilized and moisture levels were reduced to safe, industry-standard levels. By combining targeted demolition with advanced drying technology, we preserved structural integrity while ensuring a safe environment for the homeowners.
