Water damage restoration is a complex task, and unforeseen issues can arise. One such issue is the presence of asbestos, a hazardous material widely used in construction before the 1980s. If asbestos is detected during a water mitigation and restoration project, it’s crucial to understand that special precautions and further testing are necessary before work can continue. Our team recently encountered such a situation during a water mitigation and restoration project.
Water Mitigation Uncovers a Hazardous Discovery
Our call volume increased in March and early April due to unfavorable weather conditions that led to widespread basement flooding. However, our team encountered a different situation one Saturday morning when we received an urgent call from a distressed homeowner in Flourtown. They explained that their water heater tank had burst, causing extensive damage to the flooring of adjacent rooms and saturating the entire first floor.
We responded quickly and arrived at the scene within 40 minutes to conduct an assessment. Upon the initial inspection, we came across a complicated discovery. Since the property was constructed before 1978, additional testing for asbestos in the vinyl flooring was required. This was another step added to our standard water mitigation and restoration process.

While waiting for asbestos test results, our team dried and dehumidified the contaminated area to mitigate further water damage.
Overcoming Complications
Despite the unexpected hurdle, we took proactive measures. An inspector was promptly available to take samples that same day, expediting the process and allowing for timely decision-making. The samples were submitted for further testing.
In the meantime, we didn’t waste a single moment. Our IICRC-certified technicians used state-of-the-art equipment, such as air movers and dehumidifiers, to stabilize humidity levels, prevent further damage, and create an optimal environment for the drying process.
Within two days, the test results confirmed the absence of asbestos, enabling us to remove the affected vinyl flooring and drywall safely. We also took the necessary steps to dry the area thoroughly. As we continued the water mitigation efforts, we salvaged the homeowner’s oversized vintage carpet by meticulously cleaning and drying it at our warehouse facility.
Overall, the homeowner was thoroughly impressed with our results and entrusted us with their reconstruction project. They praised our commitment to efficient, prompt, and meticulous service. Great job, everyone!
