Every situation is priced after a free on-site assessment, because the range is wide and depends on real factors: the size of the home, how much of it is affected, whether there is animal waste or moisture damage under the surface, and whether items need sorting rather than removal. We give you a written scope before any work begins, so you know what you are approving. If the property has damage that insurance may cover, we document it in a format your carrier can use.

Yes, and we plan for it. We discuss placement and timing with you in advance, including where equipment stages and when crews arrive. Discretion is part of the job, not an add-on, and we do not discuss client situations outside the project.

That depends on what they want and what the situation allows. Where the resident is able and willing to participate, we work with them, not around them. Items are sorted rather than discarded by default, and anything that appears to have personal or financial value is set aside for review. Where a family is making decisions on someone's behalf, we ask that whoever has legal authority sign off before work begins.

Because the source was probably never removed. Pet urine and organic waste soak into flooring, padding, subfloor, and baseboards. Once that happens, removing the contents and cleaning the surface does not remove the contamination, and the odor returns as soon as the space warms up. Resolving it requires locating the affected material, removing what cannot be decontaminated, and treating the rest. That is a different job than a cleanout.

Most residential projects run from a few days to about two weeks. The variables are the volume of contents, how much sorting is needed, and whether we find damage underneath that has to be addressed before the home is safe to occupy.

It happens often. Heavy contents hide water leaks, mold, pest damage, and failing floors. We are a licensed restoration company, so if we find it, we can document it and address it rather than handing you a second problem and a referral. You approve any additional work before it starts.

Sometimes, sometimes not. We assess that on the first visit and tell you directly. If conditions require the resident to stay elsewhere for part of the project, we will say so and explain why.

Yes. Tell us before we arrive so we can plan for it. Animals are part of the household and we work around their safety as well.
