Why the Smell Comes Back After a Cleanout
This is the part most people learn the expensive way. A junk removal crew empties the house, hauls everything to a dumpster, and the place looks completely different. Two weeks later the odor is back.
The reason is that pet urine and organic waste don’t sit on top of the floor. They soak through carpet into the padding, through the padding into the subfloor, and into the base of the walls. Once that happens, removing the contents doesn’t remove the contamination. Cleaning the surface doesn’t either. The smell returns as soon as the house warms up.

We give you a written scope before any work begins, so you know what you are approving. If the property has damage that insurance may cover, we document it in a format your carrier can use.
Is this confidential? Will my neighbors know?
Yes, and we plan for it. We discuss placement and timing with you in advance, including where equipment stages and when crews arrive. Discretion is part of the job, not an add-on, and we do not discuss client situations outside the project.
Does the person living in the home have to be involved?
That depends on what they want and what the situation allows. Where the resident is able and willing to participate, we work with them, not around them. Items are sorted rather than discarded by default, and anything that appears to have personal or financial value is set aside for review. Where a family is making decisions on someone’s behalf, we ask that whoever has legal authority sign off before work begins.
We had a cleaning service before and the smell came back. Why?
Because the source was probably never removed. Pet urine and organic waste soak into flooring, padding, subfloor, and baseboards. Once that happens, removing the contents and cleaning the surface does not remove the contamination, and the odor returns as soon as the space warms up. Resolving it requires locating the affected material, removing what cannot be decontaminated, and treating the rest. That is a different job than a cleanout.
How long does hoarding cleanup take?
Most residential projects run from a few days to about two weeks. The variables are the volume of contents, how much sorting is needed, and whether we find damage underneath that has to be addressed before the home is safe to occupy.
What if you find damage under everything?

Is the home safe to live in during the work?
Sometimes, sometimes not. We assess that on the first visit and tell you directly. If conditions require the resident to stay elsewhere for part of the project, we will say so and explain why.
Do you handle homes with animals still living there?
Yes. Tell us before we arrive so we can plan for it. Animals are part of the household and we work around their safety as well.
Does homeowners insurance cover hoarding cleanup in Florida?
Sometimes, partially. The hoarding itself is usually not covered, but the resulting damage often is: water damage, mold, sewage backups, or biohazard contamination. We document everything and work with your adjuster to identify what your policy covers.
