Initial Inspection and Damage Assessment

Upon arrival, Daniel’s team conducted a thorough inspection of the affected area. While the damage was moderate and localized to a corner of the garage, moisture had compromised the drywall, insulation, and the water heater stand, necessitating immediate intervention.

Strategic Drying and Containment

To prevent further damage, the team installed one dehumidifier and three air movers to accelerate drying. In addition, plastic barriers were set up to contain the affected section and prevent moisture from spreading to other parts of the garage. The drying phase lasted three days, during which our team returned daily to monitor progress and prepare for the next steps.

Precision Demolition and Material Removal

Once the drying phase showed significant progress, the team proceeded with demolition of unsalvageable materials. To maintain air quality and minimize dust, a HEPA air scrubber was installed for the duration of the demolition.

Before beginning removal, the team placed protective plastic on the garage floor to ensure an easier cleanup process. They then marked a four-foot flood cut along the drywall with chalk, using a KettSaw to make precise cuts, allowing for easy removal. After removing the drywall, they discovered a second layer that also needed to be taken out to eliminate all traces of moisture. With the drywall removed, they proceeded to extract the wet insulation. Lastly, they removed the affected materials from the water heater stand to prevent further structural damage.

Comprehensive Cleaning and Microbial Prevention

With demolition complete, the team turned its attention to detailed cleaning and sanitation. Every nail and screw was carefully removed from the exposed framing to prepare the area for reconstruction. A HEPA vacuum was used to eliminate any dust and debris left behind. To prevent the risk of microbial growth, the entire space was treated with an anti-microbial spray, followed by a thorough wipe-down of all remaining surfaces. With the area fully cleaned, the drying equipment was repositioned to target any newly exposed materials.

By the next day, all moisture levels had returned to industry-standard drying levels, allowing the property to move forward with repairs and restoration.
