A malfunctioning dishwasher drain line can do more than leave a puddle on the kitchen floor—it can introduce contaminated water into the home and require extensive restoration. PuroClean of Bonita recently responded to a Category 3 water loss at a Lakeside residence after a dishwasher drain line failure affected the kitchen. A crew led by Project Manager Daniel was dispatched to inspect the damage and begin emergency mitigation.
Initial Assessment and Environmental Stabilization
Upon arrival, our team conducted a thorough inspection and found the kitchen had sustained significant water damage. The affected materials included drywall, insulation, cabinetry, and flooring. After documenting the affected areas and creating a detailed scope of work, we immediately began the mitigation process.
To stabilize the environment and begin removing excess moisture, we strategically placed a commercial-grade dehumidifier and a HEPA air scrubber throughout the work area. The equipment remained in operation for three days while our technicians returned daily to monitor moisture levels, document progress, and adjust the drying setup as needed.
During this phase, we also prepared the kitchen for demolition by carefully moving contents and appliances out of the work area. Cabinet doors, drawer fronts, and cabinet faces that were not damaged were removed and set aside for protection. To further improve drying efficiency and prevent cross-contamination, we constructed a plastic containment chamber around the affected kitchen.
Controlled Demolition and Structural Drying
Once moisture readings confirmed the water migration and which materials could not be salvaged, our team began controlled demolition. A HEPA air scrubber remained in operation throughout the process to capture airborne particulates and help maintain a clean work environment.
Work began by removing the affected flooring and underlayment before laying protective plastic across the floor to simplify cleanup. To minimize unnecessary reconstruction, we carefully shored up the existing granite countertops using 2×4 supports, allowing us to remove the damaged cabinet boxes without disturbing the countertops. The same technique was used to preserve the granite countertop on the kitchen island.
With the cabinetry safely supported, our technicians used a KettSaw and oscillating tools to make clean, precise cuts in the damaged drywall. The affected wall sections were removed, followed by the complete removal of saturated insulation hidden within the wall cavities.
Detailed Structural Cleaning and Antimicrobial Treatment
After demolition was complete, we transitioned into the structural cleaning phase. Every nail and screw was removed from the exposed wood framing to prepare the structure for reconstruction and ensure no hidden debris remained.
Next, every accessible surface, framing member, and cavity was thoroughly HEPA vacuumed to remove dust and demolition debris. Once cleaning was complete, all exposed structural materials were treated with an EPA registered anti-microbial spray to help combat future microorganism growth. The treatment was followed by a comprehensive wipe-down, leaving the work area clean and ready for the final stages of drying.
Final Drying and Restoration Readiness
With demolition and cleaning complete, our team repositioned the drying equipment and introduced air movers to target the newly exposed structural materials. This final drying phase ensured moisture trapped within the framing was completely removed and that all affected materials met IICRC industry drying standards.
Over the following days, the kitchen successfully reached its drying goals and was declared ready for reconstruction and repairs.
