A combination of a kitchen sink drain line leak and a roof leak in an Imperial Beach home caused extensive Category 3 water damage, impacting both the kitchen and crawlspace. PuroClean of Bonita promptly dispatched a team led by Technician Daniel to assess the damage and begin mitigation efforts.
Initial Inspection and Immediate Drying
Upon arrival, Daniel’s team found the kitchen and crawlspace affected. Drywall, ceiling drywall, insulation, cabinets, countertops, and flooring all showed signs of water intrusion. With the area thoroughly sketched and a detailed scope of work created, the team moved quickly to stabilize and begin the drying process.



Industrial-grade dehumidifiers and a HEPA air scrubber were strategically placed throughout the affected areas to pull moisture from the kitchen and maintain a safe environment. Equipment ran continuously over three days, with daily monitoring to track progress. During this time, the team moved out all contents—including appliances—and created a plastic containment chamber to isolate the damaged area and minimize cross-contamination. Unaffected upper cabinets were carefully detached to allow full access to the drywall and ceiling for proper drying.



Demolition and Material Removal
Once drying was underway, the team proceeded with the demolition of unsalvageable materials. HEPA air scrubbers were used throughout to minimize dust and ensure a safe workspace. In the kitchen, protective floor coverings were laid down, followed by the removal of damaged cabinetry and tile countertops. Using a KettSaw and oscillator, large squares of affected drywall were cut for easy and clean removal, after which wet insulation was removed from behind the walls.
Every nail and screw from the wood framing was extracted, and all surfaces were HEPA vacuumed to remove dust and debris.



Cleaning and Microbial Prevention
All affected areas, including the kitchen and crawlspace, were treated with an EPA-registered anti-microbial spray to prevent future microbial growth. The structure then received a full wipe-down, leaving it clean, safe, and prepared for the final stages of drying.
Final Drying and Restoration Readiness
With the work zones cleaned, the drying equipment was repositioned to focus on newly exposed areas. Over the following days, the home reached all required drying standards, making it ready for repairs and reconstruction.
