Temperatures below feezing are quickly approaching. If you have a vacation or seasonal property there are some important steps to take to prevent damage over the winter.
- Locate the water main and turn it off. Leave taps open and drain all toilets and tanks. Add small amount of non-toxic marine anti-freeze to toilet bowls and drains to prevent any lingering water from freezing.
- Unplug all appliances and non-essential items. Fires can start from any electrical circuit whether the appliance is turned on or not.
- Double check major systems for needed repairs. This includes the water heater and heating system. If there is a fireplace or woodstove, consider having it cleaned before you close it up for the winter. A certified chimney sweep may be able to spot problems that can cause water to get into your home. If you have a furnace, consider having it serviced as well. It is much cheaper to maintain these systems then clean up after them when they fail.
- Discard any food to prevent odors, mold, and pest intrusion.
- Check windows and doors for cracks and leaks and seal them if found. Use weather stripping if needed.
- Finally, look around the outside of your property and try to anticipate problems before they happen. Check the basement and foundation for cracks or leaks. Remove tree limbs that look like they could hit the roof in a winter storm. Check gutters, drainage around your house and mark your driveway with reflective poles if you will need to have it plowed out.
