    • Pantry: Two drywall walls (50%), baseboards (8 LF), and hardwood flooring (25%).
  • Basement
    • Utility Room: Drywall ceiling (100%), framing walls (100%), blanket insulation (approx. 10×2 sq. ft.).
    • Hallway: One drywall wall (25%), baseboards (6 LF), carpet and pad (10%).
    • Bedroom: One drywall wall (25%), baseboards (13 LF), carpet and pad (10%).
    • Closet: One drywall wall (25%), baseboards (6 LF), carpet and pad (10%).
    • Bathroom: One drywall wall (25%), baseboards (4 LF).

The water intrusion impacted structural materials, flooring, drywall, insulation, and finishes, requiring a comprehensive mitigation plan.

  • Inspection & Equipment Setup
    • Utility Room: 1 air filtration device (AFD) and 1 XL dehumidifier.
    • Bedroom: 2 air movers.
    • Hallway: 2 air movers.
    • Closet: 1 air mover.

  • Demolition & Drying in Place
    • Dining Room: Dried hardwood flooring with DryForce mats (25%), removed drywall wall (100% approx. 5×9 sq. ft.), removed wood paneling (100%), and baseboards (8 LF). Containment set up (approx. 180 sq. ft. with 4 poles and 1 zipper).
    • Pantry: Dried drywall walls (50%), removed baseboards (8 LF), and dried hardwood flooring with DryForce mats (25%).
    • Utility Room: Removed drywall ceiling (100%), dried framing walls (100%), and removed blanket insulation (10×2 sq. ft.).
    • Hallway: Dried drywall wall (25%), removed baseboards (6 LF), dried carpet and removed pad (10%).
    • Bedroom: Dried drywall wall (25%), removed baseboards (13 LF), dried carpet and removed pad (10%).
    • Closet: Dried drywall wall (25%), removed baseboards (6 LF), dried carpet and removed pad (10%).
    • Bathroom: Dried drywall wall (25%) and removed baseboards (4 LF).
  • Final Steps
    • Clean up of all affected areas.
    • Applied PPE, HEPA vacuuming, and antimicrobial treatments to ensure safety and prevent secondary damage.
    • Set up additional equipment to complete drying.
