When a pipe burst in the kitchen of a Kearny Mesa townhome led to extensive water damage and microbial growth, PuroClean of Clairemont was quick to respond. We dispatched a crew led by Lead Technician Ryan, who conducted a thorough inspection and immediately set to work on mitigating the damage and preventing further issues.
Initial Assessment and Immediate Containment
Ryan and his team identified significant damage in the kitchen, living room, and garage, with notable microbial growth in the garage area. To control the spread of contaminants and moisture, we quickly erected plastic barriers to isolate the affected areas from the rest of the townhome.
To address the moisture effectively, we installed one dehumidifier and seven fans in the upstairs area, encompassing the kitchen and dining room. Downstairs in the garage where microbial growth was present, we deployed another dehumidifier alongside a HEPA air scrubber to capture airborne particulates without using air movers that might spread contaminants.
Drying and Demolition
Our equipment ran continuously over three days. During this period, our team diligently monitored the drying process daily while preparing for the demolition of unsalvageable materials. An additional HEPA air scrubber was placed upstairs to ensure a safe environment for our technicians during demolition.
The demolition process involved removing damaged baseboards, drywall, toekicks, and cabinetry in the dining room and kitchen. We carefully shored up the countertops with 2x4s to minimize impact during this process. In the garage, we removed affected ceiling and wall drywall as well as insulation, taking extra care to address the areas with microbial growth.
Following demolition, our team conducted a detailed cleaning of the structure. This included removing every nail and screw from the framing and meticulously wirebrushing wood framing in the garage to remove all mold infestations. Every nook and cranny was then HEPA vacuumed to ensure removal of all dust, debris, and mold spores.
The Remediation Process
After vacuuming, we treated all affected areas with an anti-microbial spray to prevent future microorganism growth, followed by a thorough wipe down of the structure. We repositioned our drying equipment to finalize the drying process, ensuring all areas were completely dry.
Preparation for an air quality test was the final step to ensure the effectiveness of our remediation efforts. This test compared particulate levels inside the work zone to those in unaffected areas of the home. After passing the air quality test, we confirmed that the home was free of moisture and successfully remediated of mold, making it ready for the necessary repairs.
