In June 2022, a washing machine malfunctioned, leading to a fiery catastrophe in a residential apartment building in the heart of Downtown Miami. Though the fire was extinguished, the flames activated the sprinkler system, which flooded one of the building’s wings. First, we immediately ensured the safety of the tenants, the building’s administrative and maintenance crews, and of our own teams. We also followed the property manager’s indications regarding how to best navigate the building. We communicated with him and the other clients daily.

Moreover, the lobby continued their normal operations and they urged us to provide remediation services as fast as possible to allow their services to continue. Thus, while we were drying out the lobby area, they continued providing services in the lobby.

Also, most of the areas had to remain open to people who continued to use the lobby and other affected areas. The main reception area, elevator shafts, ballroom, mechanical room, apartments, tenants’ storage areas, restrooms, and kitchen were all affected to some degree.

The drying process consisted of utilizing industrial fans and dehumidifiers throughout the flooded areas. Our team also had to bypass a typical problem in our line of work: having enough power sources for all of the equipment. We resolved the issue by bringin fuel-based generators to plug our tools into. What’s more, our team was working in all of the 40 spaces at the same time.

Furthermore, our technicians used heavy-duty dehumidifiers — specialized tools that condensate and remove excess water from wet surfaces. In addition, air movers helped evaporate the moisture from the walls, carpet, and contents. Drying prevents bacteria, mold growth, and structural damage.

Rain Pipe Drainage Dilemma

Over the summer, we received an urgent call about a roof’s rain pipe drainage system causing extensive water damage in a Boca Raton office building. Due to a clogged drain, rainwater had accumulated and seeped into the building’s interior. The water found its way onto the second floor, and the sudden inundation left almost every office, hallway, and common area on the first and second floors flooded, endangering not only the building’s structural integrity but also the livelihoods of those who worked there.

With such a pressing and challenging situation on our hands, we mobilized our team and resources promptly. With our crew of 14 dedicated professionals, we worked diligently to mitigate the damage and restore the office building to its pre-damage condition.

Our response was multifaceted:

1. Water Extraction. Our first step was to extract water from carpeted areas. Given the extensive water intrusion, this was a critical initial task to prevent further damage and begin drying.
2. Equipment Deployment. We used 250 pieces of equipment throughout the building, including 50 dehumidifiers and 200 air movers and scrubbers. This extensive equipment array was essential to ensure thorough drying and prevent secondary issues like mold growth. We also wore personal protective equipment (PPE) for our safety when dealing with affected materials.
3. Baseboard Removal. We removed baseboards in affected areas to facilitate drying and prevent hidden moisture pockets. This allowed us to access wall cavities to dry them properly.
4. Specialty Equipment. In challenging areas, such as tall ceilings and hard-to-reach wall cavities, we used specialty equipment to inject air to dry them out. This meticulous approach was crucial to preventing long-term damage.
5. Power Generator. To not lose power for our equipment, we relied on a 125-kilowatt generator. The generator guaranteed us an uninterrupted power supply during our remediation work.

Our work began on July 7th, and we worked throughout that weekend to get everything within the building in order. Given the extent of the damage and our commitment to a thorough restoration process, we estimated that it would take approximately a week to ensure everything was properly dried and restored to pre-damage conditions.
