What Is Mold Testing, and How Is It Different?
Mold testing is an assessment done by licensed professionals who determine three key things:
- Is there mold present, and what type?
- What is the underlying cause?
- How much of the property has mold?
Mold assessors identify these factors using visual assessments, recording temperature, humidity, and moisture level measurements, and obtaining air samples. They then submit all samples to an in-house or third-party laboratory.
Once they’ve finalized the information, mold assessors provide a report detailing the steps a mold remediation company needs to take to remove the mold successfully.

Unlike mold testing, mold remediation involves removing mold, repairing the cause of it, and fixing any damage it leaves. Even though technicians often have the expertise to identify what type of mold affects a property, they legally can’t assess it in Texas.
Why Mold Testing and Mold Remediation Are Legally Separate
In 2003, Texas instituted the Mold Assessors and Remediators Law. In chapter 1958, section 155, the law states:
- A license holder may not perform mold assessment and remediation on the same project.
- A person may not own an interest in both the entity that performs assessment services and an entity that performs remediation services on the same project.
While this may seem arbitrary, it isn’t. This law exists for your protection and benefit, preventing a property restoration company from providing inaccurate information during an assessment and subsequently overcharging for unnecessary work. The legal separation of these two tasks mandates distinct licensing, ensuring transparency and fairness in service provision.
