Ivyland is one of Pennsylvania’s smallest boroughs, and one of its most carefully planned. In 1873, Edwin Lacey, a Quaker farmer, bought 40 acres from Isaac Parry between Jacksonville Road and the planned North Penn Railroad extension. He hoped to profit from visitors to Philadelphia’s 1876 Centennial Exposition. Lacey laid out a grid of broad avenues named for public figures he admired, such as Wilson, Gough, Lincoln, and Chase, and named the town for the glossy ivy all around. According to the borough, it turned out to be poison ivy.

His mansard-roofed Temperance House hotel was not finished in time for the Centennial and never opened as a hotel. Rail service arrived in 1874, Ivyland became a summer retreat for Philadelphians, and it incorporated as a borough in 1903. Its historic district joined the National Register of Historic Places in 2002.

According to the National Register nomination, nearly all of the district’s buildings are frame, with front porches, and the contributing buildings date from 1873 to 1931. Gabled, mansard, gambrel, and jerkinhead roofs, porches, and carriage houses along rear alleys all give rain and melting snow more places to get in.

We’re PuroClean of Doylestown, owned by Christopher Cotignola, Christian Carpico, and Joe Samango, lifelong friends from the Philadelphia area. Our team is IICRC certified and EPA Lead-Safe Certified. Need restoration services Ivyland can count on tonight? Call Now for Fast Service at (267) 454-2200.

Getting to Ivyland From Our Plumstead Township Base

Our shop is in Plumstead Township, north of Doylestown along the Route 611 corridor. Ivyland is also in Bucks County, in the south-central part of the county, so the call stays within one county. We don’t publish a fixed driving route or arrival time, since traffic and weather vary.

Once you’re in Ivyland, the layout is simple. Jacksonville Road, PA 332, is the area’s major thoroughfare and the only numbered highway serving the borough. It forms the southeastern edge of the historic district. Four broad avenues, Chase, Lincoln, Gough, and Wilson, run west from Jacksonville Road. Four narrower avenues, Greeley, Pennsylvania, DuBois, and Twining, cross them north and south, with rear alleys behind the lots.

Greeley Avenue runs along the railroad line, now the New Hope Railroad, which forms the district’s northwestern edge. Bristol Road meets Wilson Avenue at the east end of town, once a small village called Breadyville. Newer homes in Ivyland Village sit on the east side of Jacksonville Road, near Johnsville Boulevard and Kirk Road.

The National Register nomination notes that entry to the historic district from the north and west is limited to single roads, so we confirm your exact street when you call.

Wherever you are in the borough, the restoration services Ivyland property owners need are a phone call away. Call Now for Fast Service at (267) 454-2200.

Rain, Old Roofs, and Winter: What Drives Ivyland Damage

In Ivyland, the biggest damage risks come from the age, materials, and shape of the buildings as much as from the weather itself. The National Register nomination describes the district’s topography as relatively flat, with most buildings of frame construction and many roof types, often more than one per house.

That mix of roof lines creates valleys, dormers, and transitions where flashing can fail. Wrap-around and front porches tie into exterior walls, and when a porch roof leaks, water can run into the wall cavity and show up as a stain or soft plaster in the room behind it. Older rear carriage houses and garages along the alleys can take on water as well, damaging whatever is stored inside.

Heavy summer thunderstorms and the remnants of tropical storms can drop a lot of rain in a very short time. When gutters overflow and downspouts dump next to the foundation, basements and crawlspaces take on water. If the power goes out, the sump pump stops right when it’s needed. Outdoor flood water is Category 3, so carpet pad and drywall usually come out before drying starts.

Edwin Lacey had silver maples planted along his streets in 1873, according to the borough and the National Register nomination. Mature street trees are part of Ivyland’s character, but in high winds, falling limbs can open roofs to rain.

Winter brings frozen pipes in exterior walls, which can leak behind finishes for days. Ice dams can push meltwater under shingles into attics, where wet insulation and poor ventilation set up mold. Fireplaces and wood stoves see more use, and a chimney problem can send smoke and soot through the house.

Summer humidity slows drying inside closed-up older homes, and damp materials can start growing mold within days if nobody measures moisture.

We follow IICRC practices: stop the source, extract the water, clean by Category, and dry to documented readings. For restoration services Ivyland can rely on in any season, Call Now for Fast Service at (267) 454-2200.

Frequently Asked Questions

Straight answers for Ivyland homeowners, landlords, and business owners

Put out the fire safely if you can, open windows, and get everyone into fresh air. If you suspect a chimney fire, call 911 and stay out until firefighters clear the house. Don’t use the fireplace again until a chimney professional inspects it. Avoid wiping soot, which can smear it into plaster, wallpaper, and fabrics. We clean walls, ceilings, and contents with methods matched to the residue, run HEPA air scrubbers and deodorizing equipment, and document the damage for your insurance company.

It’s a good idea, especially since most of the borough is in a National Register historic district. Permit and zoning rules depend on the work, so ask the borough office directly. Ivyland Borough lists its office at 991 Pennsylvania Avenue, with Zoning Officer and Code Administration hours on Tuesday and Thursday mornings. Emergency steps like water extraction and drying usually can’t wait, so we start those right away, document original materials, and give you records to share with the borough and your contractor.

It could be. Attics with roof leaks, ice dams, or poor ventilation can trap warm, moist air, and mold often grows on the underside of roof sheathing and on rafters. Look for dark staining, damp or compressed insulation, and frost on nails in winter. We inspect the attic, measure moisture, and find the source, whether it’s a leak, a bath fan venting into the attic, or blocked vents. We then contain the area, remove mold and damaged insulation, and dry what remains.

Yes. In a small borough where neighbors know each other, privacy matters. We keep attention to a minimum, treat your family with respect, and work at a pace that fits your needs. Our technicians wear protective equipment, remove contaminated materials, clean and disinfect affected surfaces, and address lingering odors. We also document the work for insurance when needed. You don’t have to handle any of it yourself. Call (267) 454-2200 any time, day or night, and we’ll take it from there.

Often, depending on the water source and how quickly we start. Clean Category 1 water from a supply line gives the best odds. Items soaked by sewage or outdoor flood water usually can’t be saved safely. Move rugs and furniture off wet floors, and put foil or blocks under furniture legs to prevent staining. We assess each piece, extract water, clean, and dry what can be restored. Our carpet and upholstery cleaning service can then handle the follow-up cleaning once everything is fully dry.
