Property Restoration in Reno Along the Truckee River

It’s 2 a.m. and you’re standing in a dark hallway, listening to water hit the floor. Or it’s the first warm week after a long Sierra winter, and something under the house smells wrong. If you live in Reno, you’ve heard a neighbor tell that story. We hear it too. We’re the crew that shows up for water, fire, mold, and biohazard losses here.

We provide residential and commercial property restoration services throughout Reno, including:

We also offer carpet and upholstery cleaning and air duct and vent cleaning after a dirty loss.

This town grew up along the Truckee River. A simple crossing became a railroad stop the Central Pacific named Reno in 1868. You still feel that history on Virginia Street downtown or at Idlewild Park, where the 1927 highway exposition helped give us the “Biggest Little City in the World” nickname. Around Midtown and Old Southwest / Newlands, homes often sit over crawl spaces. Out south toward Double Diamond and Damonte Ranch, open plans let water travel farther before you notice.

That’s why a “small” leak rarely stays small. In an older Midtown place, one failed supply line can soak subfloor and insulation before a puddle shows upstairs. In a newer South Reno home, Category 1 water can slip under floating floors into wall cavities overnight. Near the Truckee or Steamboat Creek, snowmelt and rain-on-snow storms can push water toward foundations. Hard freezes can split pipes in crawl spaces, garages, and exterior walls, then dump water at the thaw.

We’re PuroClean of South Reno, owned and operated by Josh Nelson. Our site lists IICRC credentials and EPA Lead-Safe certification, and we answer home and business calls day and night. We document drying for insurance and build Xactimate scopes on claims. Donna told us that after a fire, we restored contents she didn’t expect. Chad B. said Josh figured a tough water-and-mold loss others couldn’t. Call Now for Fast Service at (775) 446-4646.

We handle:

  • Frozen or burst supply lines in crawl spaces, garages, and exterior walls
  • Kitchen and laundry appliance leaks soaking cabinets and subfloor
  • Hot-water heater or copper-pipe breaks running into wall cavities
  • Roof and ice-dam leaks along exterior ceiling edges after Sierra storms
  • Clean Category 1 water needing metered structural drying, not just fans
  • Gray Category 2 overflows from dishwashers, washing machines, or sump issues
  • Black Category 3 water from sewage backups or outdoor flood water
  • Crawl spaces that stay wet after snowmelt, irrigation, or hidden plumbing leaks
  • Musty odors and mold after an incomplete DIY dry-out
  • Offices, retail suites, and commercial spaces that can’t stay shut down

How Our Sparks Team Reaches Reno Neighborhoods

Our Sparks shop sits just east of the Reno line on the Glendale Avenue / East Second Street corridor (State Route 648). From there we’re right by I-580 / U.S. 395 and McCarran Boulevard (State Route 659), so getting into Reno doesn’t mean waiting on an out-of-area crew.

If you’re near Midtown or the downtown riverfront, we usually roll west on Glendale toward the I-580 interchange at East Second Street, then toward Virginia Street and the blocks around Wingfield Park and the Truckee. Heading into Old Southwest or Newlands, we keep west of Virginia Street toward Arlington Avenue and Plumb Lane, up onto the quieter streets above the river. South Reno calls toward the South Virginia strip, Double Diamond, or Damonte Ranch often mean I-580 south, then off toward South Virginia Street, Neil Road, or McCarran and into the neighborhood from there.

For Caughlin Ranch and the southwest foothills, we typically mix I-580 or McCarran with a westbound connector like Plumb Lane. If you’re a warehouse or shop along Glendale in Sparks, we’re basically next door. Because we live and work in the Reno-Sparks metro, we can get extraction gear and drying equipment to you without a long wait. Need that local crew at your door? Call Now for Fast Service.

High Desert Weather, Sierra Runoff, and What They Do to Reno Properties

Reno sits in a high-desert valley at the eastern foot of the Sierra. Dry summer air feels great on a patio, but it doesn’t make your house immune to water trouble. Cold nights can freeze water inside poorly protected pipes. When temps climb again, those cracks open and Category 1 water can pour into a crawl space or across a first floor. Turn the heat down while you’re out of town, or skip insulating hose bibs and crawl-space lines, and you’ll likely see that pattern every cold season.

Spring brings a different worry. Sierra snowmelt feeds the Truckee River and local drainages, including Steamboat Creek systems that meet the Truckee near Vista Narrows. Nevada Floods has records of big Truckee floods in 1950, 1955, 1963, 1997, 2005–2006, and 2017. In January 2017 the downtown gage peaked near 12.3 feet. Water backed up between McCarran and Hidden Valley, and about 1,000 people in one south Reno neighborhood were asked to leave. Even outside a mapped floodplain, wet soil can push meltwater under the sill plate.

Desert air doesn’t stop mold either. Once water sits in drywall paper, carpet pad, or crawl-space insulation, indoor humidity and weak ventilation can start growth. Josh has talked about that crawl-space risk on our About page for a reason. Plenty of odor calls start after a weekend of box fans.

Wildfire season adds another layer. Dry summers and wind can pull smoke into your house even when flames are miles away. Soot and smell settle into HVAC systems, insulation, and soft belongings, which is why we handle fire and smoke cleaning too. After a nearby burn, bare hillsides shed runoff downhill faster.

Between freeze-thaw nights, spring melt, crawl spaces, and smoke days, these losses are rarely a mop-and-done job. We follow IICRC practices: pull the water, clean by Category when needed, dry to measured goals, and keep clear notes for NFIP or private claims. Call Now for Fast Service at (775) 446-4646 if moisture, sewage, or smoke is in your property.

Frequently Asked Questions

Honest answers for Reno homeowners, landlords, and business owners

Older Reno homes in Midtown and Old Southwest / Newlands were often built with vented crawl spaces under wood floors. Clean water from a broken supply line can run along the joists, soak the insulation, and pool on the soil cover long before you see a stain upstairs. Desert air won’t dry that space by itself if vents are weak or the vapor barrier is torn. We’ll map the wet area with meters the way IICRC training calls for, pull pad or insulation that can’t be saved, and dry the framing to a documented goal before mold starts.

Yes, it has before. Warm storms and fast snowmelt have pushed the Truckee and Steamboat Creek hard, including the 1997 and 2017 events tracked by Nevada Floods. In 2017, flooding and evacuations hit south Reno and low ground toward Hidden Valley and the Sparks edge near McCarran. A house that stays dry most winters can still take outdoor Category 3 water through a garage slab, window well, or crawl-space vent. Once that water’s inside, carpet, pad, and porous materials usually need to come out. Then we sanitize and dry the structure. Box fans won’t cut it.

If you can do it safely, shut off the main water valve, stay clear of electrical hazards in standing water, and snap photos for your insurer. Then Call Now for Fast Service so we can extract the water, move belongings aside, and start drying. Freeze breaks love crawl spaces and exterior walls, so that puddle you see is almost never the whole story. We’ll classify the water as Category 1, 2, or 3, set drying gear, and keep moisture logs that line up with Xactimate scopes for your adjuster before wet subfloor spreads.

It can. Fine smoke and odor ride the wind and slip in through HVAC intakes, window gaps, and porous finishes. Soft furnishings, insulation, and ductwork can hold that smell after the sky clears. Our fire and smoke work starts with checking what settled where, cleaning what can be saved, and working the odor based on the soot we see. Donna wrote that after her fire, we restored belongings she didn’t think she’d get back. The sooner we clean, the less staining you deal with while windows stay shut on bad-air days.

We talk with agents and carriers all the time. Tom’s review said his insurance agent sent him our way after a kitchen pipe failed. On site we photograph the damage, take moisture readings, and build a scope with Xactimate so your adjuster can see the cause, Category, and drying progress. Coverage still depends on your deductible and whether the loss is sudden discharge, weather, or a flood form such as NFIP. We handle the mitigation and paperwork. We won’t promise what a carrier will pay. We’ll give you and your adjuster the facts.
