Fall is right around the corner in South Jersey. Cooler temperatures, falling leaves, shorter days, and changing weather make this the perfect time to prepare your home or business for the months ahead.
A little preventive maintenance now can help reduce the risk of water damage, mold growth, fire hazards, and other property damage later in the season.

1. Clean Your Gutters and Downspouts
Falling leaves can quickly clog gutters and downspouts. When rainwater can’t drain properly, it may overflow and collect near your roof, siding, or foundation.
Before leaves begin accumulating:
☐ Clean gutters and remove debris
☐ Check downspouts for blockages
☐ Make sure gutters are securely attached
☐ Direct downspouts away from your foundation
☐ Check for areas where water pools around the property
Proper drainage is one of the simplest ways to help prevent water from entering your basement, crawl space, or foundation.
2. Inspect Your Roof Before Winter
Summer storms can leave behind loose or damaged shingles that aren’t always noticeable from the ground.
Fall is a good time to check your roof for missing or damaged shingles, deteriorated flashing, damaged vents, and other potential entry points for water.
Also take a look inside your attic. Water stains, damp insulation, discoloration, or musty odors may indicate a leak that should be investigated before fall and winter weather makes the problem worse.
3. Check Your Basement and Crawl Space
Basements and crawl spaces can be especially vulnerable to moisture as temperatures and weather conditions change.
Look for:
☐ Damp or wet foundation walls
☐ Standing water
☐ Musty odors
☐ Discoloration or visible mold-like growth
☐ Condensation on pipes or other surfaces
☐ Wet or damaged insulation
Don’t ignore a musty smell simply because you can’t see a problem. Hidden moisture can exist behind walls, beneath flooring, or in other areas that aren’t easily accessible.
4. Check Around Windows and Doors
Inspect the areas around windows and exterior doors for damaged seals, deteriorated caulking, or gaps that may allow rainwater to enter.
Water intrusion around a window may start small but can eventually damage drywall, insulation, trim, and other building materials.
Addressing a small maintenance issue now could help prevent a much larger restoration project later.
5. Test Your Sump Pump
If your basement has a sump pump, don’t wait for the next major rainstorm to find out whether it’s working.
Test the system and make sure the discharge line is clear and directing water away from the house. If your property has experienced previous basement flooding, consider whether a battery backup system would provide additional protection during a power outage.
6. Prepare Your Heating System Safely
As temperatures begin dropping, furnaces, fireplaces, space heaters, and other heating equipment will soon be back in use.
Before heating season begins, consider having your heating system inspected and serviced. Fireplaces and chimneys should also be properly maintained.
Keep combustible materials away from furnaces and portable heaters, and never use damaged extension cords or overloaded electrical outlets.
7. Check Your Smoke and Carbon Monoxide Detectors
Fall is a great time to test every smoke and carbon monoxide detector in your home or business.
Replace batteries when necessary and replace detectors that have reached the end of their recommended service life.
It’s a small task that can make an enormous difference during an emergency.
8. Inspect Exterior Faucets and Plumbing
Before freezing temperatures arrive, disconnect garden hoses and prepare exterior plumbing for colder weather.
It’s also a good time to look underneath sinks, around toilets, near water heaters, and around appliances for slow leaks.
A small plumbing leak that goes unnoticed can eventually lead to damaged building materials and conditions that support mold growth.
9. Keep Leaves and Debris Away From the Building
Leaves don’t only clog gutters. Large accumulations of wet leaves and organic debris around a foundation can retain moisture.
Keep leaves, vegetation, and debris away from the exterior of your home or business and make sure exterior drainage paths remain clear.
